Clearing out gulleys & gutters
Rendering of abutment walls & chimney stacks plus re-pointing failed mortar on ridge tiles
When this property was built 45 years ago the under felt was wrongly installed underneath the lead gulley at the back of the chimney stack instead of onto it. As you can see in the photos any rain water running down that under felt just went behind the lead & into the property. Various attempts to repair the problem have been made over the years but have failed as they either did not get to the root cause of it or made the leak worse by diverting & trapping water behind the tiles. As usual the only way to fix it is to take it all apart & start again
Don’t forget to be thinking about getting your gutter cleared. Blocked gutters can cause serious damp problems in a property!
